MULTI-TENANT INDUSTRIAL FLEX DEVELOPMENT
Southwest Florida. Speculative flex-industrial park within a PUD activity-center zoning overlay, with bays sold pre-construction and multi-tenant industrial flex design for varying use occupanciesant build-outs determined post-shell. Four-sided primary facade required full architectural treatment on all elevations, with massing, entries, parapet lines, mansards, overhangs, and side-wrap depths varied to break the long-span box into a rhythm of movement under jurisdictional design review.
Architectural focus:
• Pre-leased tenant accommodation. Most bays under contract before construction completion. Custom overhead door widths, slab thicknesses, and bay heights specified per tenant, including 95-foot deep long-span bays for a custom yacht fabricator.
• Hazmat occupancy planning. Bay-to-bay fire separation strategy designed for flexible reconfiguration as tenants finalized — yacht fabricator brought fiberglass fume, adhesive, and chemical finishing operations; pool-trade distributor brought chlorine, muriatic acid, and other hazardous chemical storage. Wall assemblies designed to upgrade to required hour-ratings post-lease without structural rework.
• Structural coordination for industrial loads. Slab thickening and #5 reinforcement (above standard #4) for anticipated boat trailering and heavy-equipment dead and live loads in the long-span bays.
• Site logistics and landscaping. Double-loaded entry lot designed with civil for high contractor and trades vehicle turnover. Substituted increased landscape density and species diversity for portions of glazing requirements under the PUD’s 5-year growth plan.
• Everglades-adjacent envelope detailing. Rainy-season stormwater management, roofing, and flashing details developed for proximity to wetlands and direct exposure along I-75.
